The online project management and control system set in motion during the preconstruction process fast-tracks action once the job site opens. While each project merits individualized direction, the following constants apply across all engagements:
- Field supervision and labor. The upper tier of construction management remains intact for the duration of the entire project. The project manager and superintendent dedicated to each engagement are highly qualified in all aspects of daily operations and are in direct communication with the owner. The project manager speaks with the full authority of Palace Construction.
- Partnership with subcontractors. Our due diligence in selecting subcontractors is exceptionally thorough. As a result, we enjoy mutually productive, ongoing relationships with some of the finest resources in the region—a distinct advantage for our clients in terms of schedule and cost management.
- Quality control. The plans and specifications approved by the owner become the guidelines by which the quality of each project is measured. We apply the Total Quality Management feedback loop throughout construction execution: plan, do, check, act.
- Inspection. As each operation gets under way, we check the work for conformance with plans and specifications. Problems are investigated to determine the cause and materials/means/methods adjusted to prevent reoccurrence.
- Risk management. We work to recognize change issues or cost events as early in the process as possible. A risk evaluation is made of the potential value of the change. The change is then monitored and adjusted until the issue or event is resolved.
- Facility commissioning. We employ a 12-point post-construction commissioning process that addresses occupancy permits, facility staff training, final processing and payments, warranty, insurance and more.
- System start-up and testing. Palace conducts system start-up and testing to assure facilities are fully operational prior to occupancy. The owner is provided with direct training and a comprehensive Operations and Maintenance Manual.
- Project close out. Punch lists indicating minor items of work to be completed in an expeditious manner are prepared in collaboration with the owner. We assist in the preparation of certificates of substantial and final completion as required. We also assemble all operating manuals, guarantees and warranties—including Palace’s own warranty—and forward them to the owner, certifying completion.
