Denver (April 12, 2016)—Northeast Denver Housing Center has selected Palace Construction as the general contractor to construct their latest affordable housing development located just outside Denver at the entrance to the Stapleton Northfield Development. Cuningham Group Architecture, Inc. is working with Palace Construction on the new development, along with MEP Engineers, BCER Group, and Structural Engineers, KL&A Inc. Northfield at Stapleton is scheduled to be completed October 2016.
The 84-unit development is an Enterprise Green Community, which is aligning affordable housing with environmentally responsive building practices. The 82,495 square foot Northfield at Stapleton project will house 12.7kw of solar panels, has an access controlled, enclosed staircases to increase tenant security which is unique for a garden style design, and has room for everyone to live and play. With a community garden, bike storage facility, play area, community kitchen, and BBQ pit this project is designed with market rate apartment amenities in an affordable housing complex.
“This is a breakthrough project for Denver,” said Maggie Bolden, Director of Client Relations, Palace Construction. “Affordable housing tends to be overlooked, but the Northfield at Stapleton project is a living environment that will hold a physical and social edge of the Stapleton Northfield neighborhood.”
The design team for this project considered the building’s presence as the gateway to the broader Stapleton Northfield neighborhood. The presence is upheld with a prominent corner element and the use of color to give the development substance. The aspect of invitation in the design is conveyed by a visual cue of transparency at the entrance corner.
Palace Construction developed and implemented a Section 3 program with the assistance of the City of Denver to identify subcontractors with employees who meet the low income standards for living in federally funded affordable housing. The goal of Section 3 is to put people from low income communities to work on affordable housing projects. Palace Construction was selected as General Contractor, in part, due to their successful track record in construction of affordable housing and section 3 projects.
Northfield at Stapleton is on a list of projects in which Palace Construction used Davis Bacon reporting. Palace’s responsibility for jobs with a Davis-Bacon wage requirement is to ensure that all subcontractors doing work on the project are provided with the correct Wage Decision.
