DESCRIPTION

This adaptive reuse project involved a comprehensive renovation and systems upgrade of an existing building to support new programming and community use. The project included significant structural work, including both medium-sized structural steel and wood framing packages—considered large in scale relative to the building’s overall size and budget. Structural concrete foundations were installed to support the new steel system, and the concrete slab-on-grade was removed and replaced to accommodate underground plumbing and a new grease/water interceptor.

The project featured all new utility infrastructure, including a new domestic water supply, and design-build fire suppression and fire alarm systems. Exterior improvements included new windows, storefront entry doors, roof repairs, and a redesigned courtyard with a steel trellis structure, privacy screens, colored concrete, and new site paving. A new parking lot was constructed with decorative metal fencing, a rolling vehicle gate, and an EV charging station.

Interior enhancements included new hollow metal doors and frames, wood and metal stairs, exposed MEP systems (except in hard-lid areas), and spray foam insulation throughout. The space features grind-and-polish concrete flooring, epoxy flooring, full-height wall tile and tile floors in restrooms, custom stainless steel kitchen cabinets, a pass-through kitchen window, and built-in banquette seating. A flexible conference room was added with a folding glass NanaWall system. Accent wall paint and cedar wood cladding in the courtyard complete the design aesthetic.

New mechanical systems include rooftop Dedicated Outside Air (DOAS) units, Samsung fan coil units (FCUs), and a new primary electrical transformer provided by Xcel.
